“best Small development”

A Hollywood regency interior for A London duplex, SW1

On the border of St James's in Westminster, a restored Edwardian fire station has been transformed into a Grade II listed boutique development. Studio L London acted as creative director and designed the interiors for three showcase residences, including this 1,400 sq ft three-bedroom duplex in "Station House," tucked into the residents' courtyard.

The interior design transformed a low-light floor plan into something desirable — highlighting the apartment's privacy and quiet by creating a luxurious, dramatic atmosphere that beckons exploration. Drawing on Slim Aarons' photograph "Joan Collins Relaxes" and a decadent moiré fabric from Dedar, the interiors blend 1980s Palm Beach energy with 1950s Hollywood Regency glamour. The result: striking, unconventional, richly curated.

  • A misty lavender wall covering from Schumacher lined the entrance and hallway, paired with a rare signed vintage David Marshall mirror over an antique Swedish bombé chest — the first nod to the eclectic 80s.

Woven alongside the Hollywood Regency/80s glam aesthetic was a quieter narrative: the four elements. Earth: a bespoke ombré stair runner in soft dark citrine, lightening with each step and arched at the half landing to hint at something just around the corner. Air: Philip Jeffries Japanese washi paper on the walls and ceilings of the main living spaces — a metallic silver base with a delicate cloud-like overlay, subtly bouncing light throughout. Water: Jennifer Shorto's "A Journey Through Japan" creating an immersively relaxing guest bedroom that felt womblike. Fire: the smoky energy of the moiré textile covering almost every surface of the primary suite. Each bedroom had its own distinct personality — from the transportive calm of the Shorto room to the Memphis-inspired teen dream with Schumacher's Deconstructed Stripe and vintage 80s lighting — yet colour and deliberate echoes tied them together, standing comfortably adjacent as a cohesive family.

The primary bedroom was the showstopper: a fully re-created monochromatic moiré fantasy inspired by Slim Aarons' 1950s photograph of Joan Collins in her powder pink bedroom. A bespoke asymmetrical swag canopy crowned the custom-designed bed, swathed in textiles chosen to shimmer, seduce, and surprise. The fabric's moiré texture — plus the 1950s Dean Martin song — gave the project its title.

"The reveal stopped us in our tracks. Genuinely one of the most surprising and stunning rooms I've ever walked into." — Estate Agent, Westminster
